By using a 'unit cost' system for estimating the contractor has the advantage of using numbers that are scientifically determined and verifiable, allowing estimating functions (including writing of specifications) to be handled more quickly, consistently and accurately. Additional benefits of using pre-determined prices are that the emotion is removed from the estimating process. The use of computerized estimating allows the estimated cost and specifications to be produced before the plans are finalized, minimizing the need for modifications based on budget conflicts.
The goal of the first appointment with the client is to start getting paid. Using a laptop computer in the home allows the contractor to quote an exact price on those simpler jobs, or fall back to a design/build agreement or even a cost-plus arrangement for those more complicated projects. Either way, the outcome of the first meeting is a signed agreement of some sort, accompanied by a check or credit application.
The course will provide the information needed to "determine a fair price", including
- principles of Unit Cost estimating for builders, remodelers
- identifying overhead in your business
- mark up and margins required for survival
- computerized or manual estimating using the Unit Cost concept
- writing specifications
Contractors who find they invest too much time and energy into prospects who never become clients, regardless of the product involved.
